Work party “talkoot” will be held 10.10.

The communitys traditional work party will be held again on Saturday 10.10. starting at 2pm. Together we prepere our yard for winter!

We provide rakes, brushes and other utensils as well as barbecue sausages. You can bring your own garden gloves if you wish. Come to see your neighbors and have some fun outdoors. After working together we have a barbecue feast in the backyard.

General meeting of the housing company moved to September

The general meeting of the shareholders in the housing company has been forced to be moved to September due to the coronavirus situation. The meeting is being moved to comply with the regulations of the Finnish government which prohibit the gatherings of groups over 50 people in June for the efforts of stopping the coronavirus (covid-19) from spreading.

A new law allows housing companies to postpone their general meetings until the end of September this year. Therefor the board of the housing company has decided to arrange the meeting after summer in September. We don’t want to risk anybody’s health or safety. The exact time and place of the meeting will be announced later.

Unfortunately arranging the meeting online is not an option in our housing company due to the large amount of elderly shareholders who do not necessarily have the means to participate remotely to the meeting. We want to ensure an equal possibility to participate in the meeting for each shareholder.

We will follow the rules and regulations concerning the sending of the invitations to the new meeting (i.e. at least 2 weeks notice).

Project planning of the outer sheath renovation of the Yläkelo buildings

The housing company has started the planning of an extensive renovation of the outer sheath of the housing company buildings in March. The planning includes:

  • Renewal or refurbishment of the roofs
  • Renewal or refurbishment of the balconies
  • Renewal of the balcony railings
  • Renewal or refurbishment of windows and doors
  • Renewal or refurbishment of the facade of the buildings

Surveys on the condition of these structures have shown that they are in many places in a bad shape. The most critical structures are some of the roofs as well as the facades. Also some structures are coming to the end of their life cycle in the near future. The results of the condition surveys where presented to the residents in a meeting organized in October 2019.

The project planning has been ordered from Vahanen Oy. If the plan will be ready before the general meeting of the housing company, it will be discussed in the general meeting in June. Decisions on the extent of the renovation will then be made in the meeting.

Informing the residents about the issues concerning the housing company

The board of the housing company has received some letters where some residents express their concern about the new website of the housing company opened in February.

We would like to emphasize that the board is committed to improving the internal communication in the housing company.

As promised in February, besides informing people online we will continue to share information on the notice boards in the entrance of each building (in Finnish) and all the important issues will always also be communicated on those boards or by letter. However, we will gather a lot of extra information such as instructions and documents on the website so that it is conveniently accessible and easy to find on one place. Unfortunately these documents can not be kept available in the notice boards due to a lack of space. On the website information is also provided in English.

The saunas of the housing company to be reopened as of 1st of June

The saunas of the housing company were closed in the spring in order to prevent the spread of the coronavirus. The board of the housing company has now decided to reopen them as of 1st of June 2020. Please take care to ventilate the washing and changing rooms after your sauna shift to minimize the risk of spreading the virus.

We would also like to remind all the residents, that the sauna facilities should not be used if you feel ill or have any symptoms. If you belong to one of the vulnerable groups, please consider if it is wise for you to use the saunas.

The property management company will compensate for the sauna fees charged during the closing of the saunas as soon as they have had the time to go throught all the charges made. In case the covid-19 situation deteriorates in Finland, the saunas could be closed again.

The sauna facilities closed until futher notice

The saunas, washing rooms and changing rooms in the housing company will be closed as of March 30th to prevent the spread of corona virus (covid-19). The virus spreads by small respiratory droplets and could also be transmitted by touching a contaminated surface. Closing the sauna facilities is a precautionary measure which is meant for protecting the residents’ health and for preventing the virus from spreading through common areas in the housing company. We too have people in vulnerable groups living in the Yläkelo housing company.

It is recommended that the residents keep paying the sauna fees normally for the time being. The excess fees will be reimbursed after the situation has returned back to normal.

General meeting moved to June

The general meeting of the shareholders in the housing company have been moved to June in stead of April. The meeting is being moved to comply with the regulations of the Finnish government which prohibit the gatherings of groups over 10 people in order to stop the corona virus (covid-19) from spreading.

The new date for the general meeting will be 9.6.2020 at 18.00. The meeting will be arranged on the premises of Braleva kiinteistöpalvelut Oy (also known as Soukan huolto) at Soukantie 13. The invitation to the meeting will be sent at least 2 weeks in advance as required by the Finnish law.

Property management company changed as of March 1st

The board of the housing company has decided to change the property management company. The new company is Kirkkonummen huolto which has started on its duty 1st of March. The new property manager is Jan Hongelin (jan.hongelin@kirkkonummenhuolto.fi / tel. (09) 221 9090.

The new property managament company has sent a letter about the change to the residents. Together with the letter new maintenance fee bills have been sent too. Please note that the reference number and the account number in the bill has changed!

NB! Despite the change of the property management company, Soukan huolto (Braleva kiinteistöpalvelut Oy) will continue to be the maintenance company in the housing company.

Annual general meeting already in April this year

Since the property management company will be changed as of March 1st the annual general meeting (yhtiökokous) will be held earlier this year than previous years. The meeting takes place 27.4.2020 at 18:00 in the Soukka Service Centre (Soukan palvelutalo). The invitations to the meeting will be sent to the shareholders at least two weeks in advance as required by the law.
