Disposal of bicycles stored separately in the summer of 2022

The bicycle storage areas of the housing company were cleaned in the spring of 2022. As part of this process, all bicycles were tagged and checked to identify those without owners. Bicycles without owners were moved to separate storage space in the summer of 2022, where they have been for the past two years.

Residents were informed multiple times during the spring and summer of 2022 about the measures related to bicycles, including notices on stairwell doors, basement corridor doors, and bicycle storage area doors. At that time, residents had the opportunity to retrieve their property if they wished.

Now it is time to dispose of these bicycles permanently. The disposal only concerns the bicycles that were moved to storage separately in the summer of 2022 and were not claimed by owners at that time, not any other bicycles.

If you want to ensure that your property is not among the bicycles to be disposed of, you can visit the stored bicycles during the spring cleaning event (“talkoot”) on Saturday, 27 April 2024. If you are unable to attend, you can contact the chairman of the housing company via email (pj.ylakelo@gmail.com).

The final disposal of the stored bicycles will take place during the week beginning on 6 May 2024.

The housing company’s general meeting on 5 June 2024

The general meeting of the housing company Yläkelo is tentatively scheduled for Wednesday 5 June 2024, at 18.00 in Soukan palvelutalo. The meeting invitation and materials will be sent to the shareholders at least two weeks before the meeting. The agenda of the general meeting includes the statutory matters.

Shareholders can participate in the meeting either in person or remotely via Teams. Detailed instructions for participation will be provided in the meeting invitation.

The window renovation starts in April

The housing company’s window project is progressing towards implementation. The model installation of new windows was successfully carried out in apartment E37 in February. The long-prepared window renovation begins in Yläkello in early April, and the estimated duration of the renovation is about six months.

In the window renovation, all windows and balcony doors will be replaced. The windows of common areas will also be replaced. The work is estimated to take 1-2 working days per apartment.

Work will begin in apartments of buildings E and F. After that, buildings G and H will be next, then buildings A to D, and finally building I to K. The contractor, Pihla Oy, will inform residents when window installations for their stairwell are approaching. Subsequently, the specific installation time for each apartment will be announced at least 1-2 days before installation.

For any questions related to the project, residents can contact the contractor’s representative (Christian Söderlund, christian.soderlund@pihla-tiivi.fi / tel. 044 762 8316).

Residents can take a look at the model window in the housing company’s hobby room, which can be accessed through the bike storage of buildings E and F if desired.

Waste and grease from cooking the ham

During the Christmas season, households generate more waste, such as paper and cardboard, so the communal waste bins in the housing company may fill up more quickly. By sorting the waste carefully, the capacity of the bins will last longer. Please also make sure to flatten cardboard packaging and other bulky waste.

Do not overfill the waste bins, and do not leave garbage bags outside the bins, as otherwise, we would be offering a Christmas feast for the local rats. We hope that residents could keep their waste for some time, for example, on their apartment balcony if the bins are full.

We also remind you not to pour ham grease down the drain! Dispose of grease either solidified in the organic waste or as a liquid in a tightly closed container in the mixed waste.

Traditional Christmas saunas heat up on Christmas Eve

The traditional Christmas sauna for residents of the housing company will be heated on December 24, 2023, from 12:00 PM to 3:00 PM. Both saunas (building A-D and building I-K) will be heated.

Separate shifts for women and men are arranged as follows:

  • Women: 12:00 PM to 1:30 PM
  • Men: 1:30 PM to 3:00 PM

Charging of electric and hybrid cars from parking space power poles is prohibited

Electric and hybrid cars are becoming increasingly common, so it’s time to remind everyone that charging these vehicles from the power poles in the housing company’s parking spaces is strictly prohibited. The power poles in the parking area of As. Oy Yläkelo can only be used for block heaters or interior space heaters of cars.

Recently, it has come to our attention that electric and hybrid cars have been charged from the heating poles in Yläkelo’s parking lot. The property manager has received several reports of misuse during the summer. We have the registration numbers of the cars involved.

Our housing company’s electrical network and power poles were not designed and sized for electric vehicle charging. Our power poles are also old and do not have load balancing automation. In the worst case, misuse could pose a safety risk.

Charging an electric or hybrid car is safest at a dedicated charging station (e.g., shopping centers).

Our heating poles also do not have meters to measure and bill electricity consumption during the charging time. It goes without saying that the housing company should not cover the cost of electricity used for driving on behalf of the residents!

If there are further instances of misuse in the future, the parking space may be revoked from the resident.

Changes to common sauna shifts

The common sauna shifts have been fairly quiet, so the board has decided to shorten them.

In the future, the saunas will be heated in the A-D building on Fridays and in the I-K building on Thursdays as follows:

  • Women’s shift at 19:30-21:00
  • Men’s shift at 21:00-22:30

News about the window project

Project planning for windows and balcony doors and exterior doors has started at the beginning of the year. AFRY (formerly Vahanen) is responsible for the planning. The planning has progressed well, but the continuation of the project is being delayed by the slow permit process from the authorities. We will inform residents when there is more to tell about the project.

The housing company’s general assembly will be held on May 23, 2023

As Oy Yläkelo’s general assembly will be held in the Soukan palvelutalo on Tuesday, May 23, 2023 at 18.00. The invitation and documents will be sent to residents no later than two weeks before the meeting.

The agenda of the general assembly includes statutory matters. You can participate in the meeting either on-site or remotely via Teams. You can get more detailed instructions on how to participate in the invitation letter.
