The board has decided to clean up the housing company’s bike storages, as the they are messy and some are so full that there is no room for more bikes. The purpose is to identify and dispose of the bicycles that do not have an owner.
On May 14, 2022, we will mark all the bikes in the storages with a ticket that the resident must remove from their bike by the end of June. The ticket provides detailed operating instructions for the bike owners.
Bikes from which the ticket has not been removed by 30 June 2022 will be transferred to a temporary storage. The bikes will be stored for at least two months until at least September 1, 2022, until which time the resident can still retrieve their bikes. If you would like to visit the temporary storage during this time to look for your bike, you can email the board at pj.ylakelo@gmail.com.
At the deadline, bikes whose owner has not been found will be discarded. We will be reminding about this on several occasions before doing so so that everyone has the opportunity to recover their property.
The roof renovation of the housing company was completed in early 2022. The roofs are still undergoing final inspections and some finishing work, which has not been possible due to frost and snow in the winter. In addition, gutters will be improved in the A-D building and excavation work will be carried out in front of the K-staircase to install drainage pipes.
The board of the housing company has decided to propose to the Annual General Assembly that the outer sphere project continue next with the replacement of windows, which will be combined with other solutions that improve energy efficiency, such as geothermal heating. With regard to the repair of facades and balconies, it is proposed that the planning for their implementation would start after the implementation of energy solutions in 2025.
The outer sphere project would therefore be completed in stages over the coming years. Now that the most critical part of the project, the renovation of the roofs, has been completed, it makes sense to split the project into such parts that we can combine the projects that improve energy efficiency into one whole. This is important so that we can apply for the maximum amount of ARA energy grant.
The Annual General Assembly of the housing company Yläkelo will be held at Soukka service center on Monday, May 30, 2022 at 17.00. The invitation to the meeting and the all the necessary documents will be sent to the shareholders no later than two weeks before the meeting.
The agenda includes statutory matters (such as the financial statements for 2021 and the budget for 2022), but in addition the meeting will discuss the future energy solutions of the housing company and decide on e.g. transition to geothermal heating and replacement of windows. The intention is to make a decision on such an energy efficiency package that will enable the housing association to utilize ARA’s significant energy subsidies.
The meeting will also discuss the updating of the house rules.

The planning of the outer sheath renovation was finalized in November 2020 but the plan could not be presented to the shareholders due to covid-19 restrictions. Therefore we will now try and organize an info event for the residents about the project plan.
If the covid-19 situation permits the info event will be held 31.8.2021 at 18.00 o’clock. The place of the event will be announced later.
In the event we will present the outer sheath renovation plan, the extent of the renovation, the estimated budget and the preliminary schedule for the renovation. We will also present a heating system comparison conducted for the housing company.
The roofs of the housing company are in poor condition and the reparations need to be started as soon as possible. This is why the board has decided that the roof reparations should be conducted separately from the larger outer sheath renovation. The aim for the start of the roof reparations is autumn 2021.
An extra general assembly for deciding about the roof reparations will be held in August 10.8.2021. The place of the meeting will be announced later.
